Sign 1: Your water bill has increased without any change in usage
In the UAE, DEWA (Dubai) and ADDC (Abu Dhabi) provide online billing that makes it straightforward to compare consumption month to month. If your latest bill is noticeably higher than the same period in previous months - and your household usage has not changed - a hidden leak is one of the most likely causes. Even a slow continuous drip can waste hundreds of litres per day.
A sudden or unexplained increase of 20 percent or more is worth investigating. Check whether any new appliances or taps were added recently. If not, a plumbing inspection is the next logical step.
Sign 2: Damp patches, staining, or bubbling paint on walls or ceilings
Moisture trapped inside a wall cavity or behind a ceiling panel eventually pushes through. Early signs include slightly damp patches, yellowish or brownish discoloration, or paint that begins to bubble, flake, or separate from the surface.
In UAE homes, where walls are often rendered or painted concrete, staining near pipe runs - especially in bathrooms, kitchens, or utility areas - is a common first indicator of a concealed leak. Left unaddressed, this spreads into a much wider finish and structural repair.
Sign 3: A persistent musty or mouldy smell even after cleaning
A hidden water leak keeps building materials continuously damp, which creates ideal conditions for mould and mildew to develop behind walls, inside cabinetry, or beneath flooring. The result is a musty odor that returns even after the room has been cleaned and ventilated.
In the UAE's warm indoor climate, mould growth can accelerate quickly once moisture is present. If a specific room or corner consistently smells musty and the source is not an obvious spill or drainage fault, nearby pipe runs are worth checking.
Sign 4: A noticeable drop in water pressure
If the pressure from taps or the shower feels lower than normal without any change in the building's supply, water may be escaping through a breach in the pipework before it reaches the fixture. This is especially noticeable when the drop is isolated to one area of the property rather than affecting every outlet equally.
Reduced pressure in a single bathroom or kitchen while the rest of the property is normal is a useful clue - it can help narrow down where along the pipe run the problem is likely to be.
Sign 5: The sound of running or dripping water when all taps are closed
Turn off all taps, showers, appliances, and water-using devices in the property. If you can still hear water moving - even faintly - within walls, floors, or ceilings, this is a strong indicator of an active leak somewhere in the pipework.
A simple check is to note your water meter reading, leave everything off for 30 minutes, then check the reading again. If it has moved, water is being consumed somewhere in the system. This is one of the most reliable ways to confirm a hidden leak before arranging a professional inspection.
